    • Who reviews and approves changes to initial home and landscaping designs?

      The Executive Board of Blossom Hill HOA, elected volunteer homeowners, reviews all requests for compliance with the Governing Documents of the Association. Information regarding the changes and/or additions to the exterior of your home or landscape must be submitted in writing or email to Paradigm Properties Group by email: Info@RentPPG.com; Fax: 814-308-9601; or by mail to the office at: Blossom Hill HOA; c/o Paradigm Properties Group, Inc. 2029 Cato Avenue, State College PA 16801.

    • After a home is built, do changes to home exteriors or landscaping need to be approved?

      Yes. Any changes to the exterior of the home must be submitted for approval. This includes any shed erections, porch additions, pool installations, change in paint color on exterior doors, change in paint colors on the exterior of the home, walkways or patios, fences, changes in lighting or the removal of trees. Any changes to landscaping must also be approved. This includes regrading of property, planting of trees, new planting beds or borders, and mass plantings of any type.     • Why do we have to seek approval of exterior home and landscaping plans?

      Blossom Hill was developed with a vision of providing homeowners with a high-quality housing development with a consistent look. Architectural Control and Design, Use Restrictions, and Rules and Regulations were developed for the community to ensure that a quality image be maintained over time. These Regulations require that homeowner submit plans for approval to the Executive Board for such changes to confirm the compliance of the above.

    • Can I build or place a shed on my property?

      Yes, on some lots and with Executive Board approval. Townhomes may not erect or place a shed on their lot. Single Family Homes and Duplexes may erect or place one shed on their lot. This shed may not be larger than 10’ wide and 12’ deep. The shed must be of the same building materials (siding, roofing, etc.) and colors as the Dwelling on the same lot.     • Am I allowed to have a fence on my property?

      Yes, with Executive Board approval. Fences are permitted in rear yards ONLY in areas installed per Exhibit A of the Declaration. They can be a maximum height of 48” for fencing and 52” for posts. They are permitted to be vinyl, wood, steel, wrought iron or powder-coated aluminum and shall have a white or off-white finish with steel, wroughtiron, or powder-coated aluminum allowed in black or dark green.     • Are there areas that items cannot be installed or landscaped?

      Yes, Blossom Hill planned community has several areas of stormwater swale and easements that may not have items installed or landscaped. These areas are different on each home lot and must be shown on requests for confirmation.

      Also, Derry Township requires permits for structures installed which does include a 10’ (ten foot) setback from property lines. There are additional or other requirements in the Township for sidewalks, driveways, etc. It is the responsibility of the homeowner to ensure that all Township approvals and permits have been obtained.
